A flagship anchor for East Village, from the operator behind 12 immersive venues across Europe and the Middle East, built to pull crowds every day of the year.
East Village is being built to keep people on‑site longer. This unit does exactly that: a single destination that families visit in the afternoon and groups of friends come back to at night.
We're an established multi‑brand operator with 12 immersive venues across Europe and the Middle East: five in Austria, one in Germany, five in Dubai and one already open in Riyadh, running under our No Way Out, HorrorRooms and Phobia brands. We build our own sets, write our own tech, and run live‑actor experiences people travel for.
Dubai: 2 × No Way Out · 1 × HorrorRooms by No Way Out · 2 × Phobia · plus one venue already open in Riyadh.
This isn't a concept on paper. In 2024 our team took part in building DSTRCT at Westfield SCS near Vienna, one of Europe's largest shopping destinations: a full multi‑zone entertainment center with escape rooms, mini golf, bowling, a 50‑game arcade, shuffleboard, darts, pixel and dining under one roof. We know a build like this first‑hand, which is exactly what the Qiddiya flagship needs.
We've operated in the entertainment industry since 2018, and everything critical runs on a full in‑house team. We don't outsource the parts that decide whether a venue succeeds.
A dedicated sales team driving individual bookings, corporate deals and group events, not a call centre.
Our own brand, performance campaigns and content studio that keep the venue busy year‑round.
Booking platform, game systems and integrations built and maintained by our own engineers.
Years of live entertainment operations across multiple venues and four countries, refined into a playbook.
Six Flags Qiddiya and Aquarabia are already open. The motorsport circuit and the first wave of hotels are landing over the next two years. What East Village needs alongside the big outdoor attractions is a premium indoor anchor that works in peak summer heat and after dark. That's exactly the gap this venue fills.
A fully indoor, climate‑controlled destination that keeps earning through the summer months when outdoor attractions slow down.
Families and kids by day; groups of friends, date nights and the bar crowd in the evening. One space, two audiences, longer trading hours.
Ten reasons to stay. Guests move from an escape room to mini golf to the arcade to food, the kind of on‑site time East Village is built to capture.
Escape rooms are the anchor, but 1,384 m² lets us do far more. Every zone is chosen to bring a different crowd through the door and to keep them moving, spending and coming back.
Ten flagship escape rooms with live actors sit at the heart of the venue. They're the reason people book, and the format we've perfected across four countries. These are real rooms we run today in Dubai and Riyadh; the Qiddiya flagship takes that same craft and builds it bigger.
A full landscaped indoor course, not a token few holes. It's the piece that turns a quick visit into a half‑day out: parents, kids and groups of friends all play, and it draws exactly the family footfall East Village is built to capture.
One themed maze, three modes in one attraction. It flexes from a family afternoon to an adults‑only scare, so the same floor space earns from very different crowds.
A grid of laser beams to slip through, spy‑heist style. Fast, competitive and endlessly repeatable, with a live leaderboard that keeps groups coming back for a better time.
Free‑roam virtual reality with the same immersive thrill as the escape rooms, sat right beside them. Multiplayer, swappable content and no track to maintain.
An automated TV‑style game‑show room for 2–12 players, with buzzers, a big screen and mini‑games between rounds. High throughput and low staffing make it one of the strongest earners per square metre.
High‑margin, always‑on play with a ticket‑redemption wall. It fills the wait between bookings and drives repeat spend from families and teens.
Competitive‑socialising darts, a magnet for adult groups and after‑work bookings in the evening. Automatic scoring means it runs itself.
A reactive LED floor and wall of light‑up buttons: a fast, physical game room that's irresistible on camera and made for the social feed.
Two rooms that open into one larger space for birthdays, corporate groups and celebrations. Bookable, catered and a natural upsell on top of every visit.
Zone visuals are mood references generated to show the intended atmosphere, not final designs of the actual unit. The escape‑room photos above are of our real, operating rooms.

This is planned as the largest and most premium No Way Out anywhere. The scale of the unit and its ~14‑metre ceilings let us build spectacle we simply can't fit in a standard mall box.
A custom experience at this scale, made to the standard Qiddiya expects, carries a real production cost. Here's how the total investment breaks down, and where a shared contribution makes the difference between a good venue and a landmark one.
The requested contribution maps to the base‑build, MEP and fixed fit‑out, the value that stays with the unit for the full lease term.
Category breakdown is indicative and will be confirmed line‑by‑line in the detailed cost plan. Total, tenant commitment and contribution ask reflect the current commercial discussion.
Up to a 10‑year lease with rent escalation every second year, giving the village stable and growing income.
A varied, high‑repeat destination that pulls visitors deeper into East Village and keeps them on‑site longer.
An award‑standard operator that adds credibility and a marquee name to the East Village line‑up.
An extensive production and launch budget from No Way Out, driving traffic that benefits neighbouring tenants too.
A long‑term commitment with rent escalation applied every second year.
Shared investment into the fixed base‑build and fit‑out, or an equivalent reduced‑rent structure.
Joint promotion tied to Qiddiya's gaming and entertainment positioning to maximise launch impact.
Confirm the lease length, the contribution and the CAPEX breakdown together.
Interior design against the real floor plan, firm vendor pricing, final line‑by‑line budget.
Base‑build, MEP and custom set production run in parallel.
A launch campaign built to make this the talked‑about opening in East Village.
We're ready to move. With the right partnership on the fixed investment, this becomes the most premium immersive entertainment destination in the region, and one of East Village's strongest anchors.
